PRELIMINARY EVALUATION OF  PROPERTY

* ACCURATE PRICING – We provide an up-to-the-minute market value estimate for your property. We don’t try to win you over by valuing your property at an unreasonable price. In reaching our conclusion, we use experience and judgment – taking a realistic view of your property, comparing it to others, which have recently sold in your neighborhood, and taking into consideration the present state of the Harlem residential real estate market.

* CUTTING EDGE RESEARCH – In addition, we maintain memberships to Residential, Real Estate Board of New York, Manhattan Association of Realtors, and the Property Shark full service research portal for the most updated recent transactions, market trends and comparative sales figures, the same resources appraisers and banks use to assess your home’s value. These databases include over 400,000 property tax and assessment records and 20,000 recently recorded sales transactions, as well as a myriad of other services concerning current sales data.

* PHYSICAL INSPECTION OF PREMISES – We conduct an up front, critical evaluation of the condition of your property, offering suggestions based on our experience – as to what can be done to enhance its marketability and obtain the highest possible price. We offer the services of our “Harlem Lofts Inc. Fix-Up Team” – a group of experienced handymen, designers and cleaning experts who we can make available at your expense, to spruce up your home and perform minor alterations so that it shows in the best possible light.

THE NEXT STEP

Upon your verbal indication that you wish to employ Harlem Lofts Inc. as your exclusive broker, our firm will draft an “Exclusive Right to Sell Agreement” for review by you and your attorney. In this agreement, we describe our commitment of service to your sale, and your agreement to allow us to exclusively represent you for the period of time necessary to sell your property– a duration which gives us an opportunity to plan and execute a long-term marketing and advertising strategy.

Our fee for service is 6% of the sale price. To maximize exposure, we offer to split this fee with other agencies so that they can market the property through their own websites and advertising channels. Details of how and when the commission is paid will be specified in your Exclusive Right to Sell Agreement.

OUR PERSONAL GUARANTEE

If you find that our service does not match the terms of this marketing plan, our exclusive agency can be canceled upon 15 days notice by certified mail to our office after the first 45 days of the term. So you’re not locked in if you’re unhappy – which, of course, we don’t expect to happen!

Our team markets your property to every real estate professional and direct buyer possible. Below are a few examples of how we stay connected and involved so that your property is marketed in the broadest and most productive fashion.

EXPOSURE THROUGH COOPERATING FIRMS – As a service to our sellers, all Harlem Lofts Inc. exclusive listings are distributed to our cooperating co-brokers which consists of 400+ REBNY firms. Through our local MANAR membership, your listing will be shared with 40 member firms and featured on 26 Manhattan boutique agency sites as well as 1,600 REALTOR®.com member companies. Our current list of cooperating firms numbers over 500 in Manhattan and in neighboring commuter communities in New York, New Jersey and Connecticut.

The descriptive marketing materials we distribute contains all the pertinent facts about your property, such as a detailed written description, floor plans or layouts, and the best times to show your property. Upon your request, we will forward a draft of these marketing materials for your approval.

EXPOSURE THROUGH ADVERTISING – We believe in target advertising and tailor our exclusive listings ad program to YOUR specific property to attract the most qualified buyers. Our target Ad program gives us the freedom to choose those publications, which attract these buyers. For example, we have had success with publications such as the New York Times Classified section, various East and West side neighborhood papers, and many others. We also list your property on various websites including the Harlem Lofts Inc website, MANAR with MLS, REBNY, OLR, IDX, NAR, and Realtor.com..

* National Association of REALTORS® (NAR) Member – America’s largest trade association, representing 1.3 million members, including NAR’s institutes, societies and councils, involved in all aspects of the residential real estate industries. REALTOR® has business relationships with AOL, MSN, and the Wall Street Journal (among others) that direct traffic to the site; and hosts gateways for Cendant's ERA, Century 21, and Coldwell Banker franchises; as well as Prudential Real Estate, and RE/MAX. Members listings are distributed to 1,600 local associations/boards and 54 state and territory associations of REALTORS®. REBNY promotes the industries professionalism and the New York markets continued growth. Via REBNY’S listings service, Harlem Lofts Inc. and the 400+ member firms will receive all listings. The Board is comprised of 12,000 owners, builders, brokers, managers, banks, insurance companies, pension funds, real estate investment trusts, utilities, attorneys, architects, marketing professionals and many other individuals and institutions involved in New York realty.

Listing history highlights price changes and time on market. Various innovative tools maximize exposure and target specific user groups. Agents view detailed reports and statistics on comparative listing performance.

IMPLEMENTATION TACTICS

* To coordinate 1 open house a week (on Saturdays or Sundays excluding holidays) and keep a log of all prospective buyers and their comments.

* * To work directly with a mortgage broker that knows the property so we can pre-qualify prospective buyers for a mortgage. We will invite a few mortgage brokers to view the property and establish a detail protocol of what is required from a perspective buyer so we can hit the ground running if there is any level of interest.

* To upload this unit to MLS, RLS, IDX, REALTOR® and NY Times on a rotation basis.

* To market this unit on the newly launched Harlem Lofts Inc improved search engine/Googlefriendly website.

* To post professional signs to further market the property.

* To have the property professionally photographed for the purpose of drawing in foot traffic from the digital advertising campaign.

EVALUATION OF RESULTS

We are committed to working and evaluating the progress with you until the property is sold. By monitoring the progress, we can judge the success of the marketing plan. If some of the strategies prove less successful, we will determine why, refocus, and implement appropriate adjustments.

Feedback reports will be emailed to you on a monthly basis. These evaluations will include a HARLEMLOFTS.com web traffic report as well as statistics and analytics from REALTOR.com.
